On a rebuild, the challenge is the air-leakage test, not the R-value table. Large custom homes have long rim joists, complicated roof framing, cantilevers and lots of penetrations, and every one is a leak path. Spray foam seals those details as it insulates, which helps a house hit its blower-door number on the first test.

Sound Control With Spray Foam: What to Expect

Under the 2021 Washington State Energy Code, in force since March 15, 2024, new homes must test at or below 4.0 ACH50.
